Project: Torry Regeneration Phase 3
Client: Aberdeen City Council
Value: £848k
Award Date: October 2014
Completion Date: Current
Torry is a housing estate in Aberdeen, south east of the city centre consisting predominantly of council owned properties.
The blocks within this programme of works are of traditional construction but with mono pitched roofs.
This contract includes externally insulating the roofs then overlaying this with a new seamless waterproofing system.
The external walls are a mix of Fyfestone block and dry dash render.
To improve the aesthetics of the properties the Fyfestone is being pressure washed and rendered walls are being over-rendered then dashed with a coloured chip.
The existing cast iron rainwater system is being replaced with powder coated aluminium gutters and downpipes.
The challenge of a project such as this is to undertake the works with as little disruption as possible to the residents.
For that reason deliveries to the site are timed so that they do not coincide with children leaving for or arriving home from school.
Only 2 blocks are being worked on at any time to reduce the period when residents will have scaffolding around their home.
The contract was awarded for work on 27 individual houses however there are large contingencies built into the contract to allow the client to negotiate additional works.
